Sobha Elwood is a villa-only address, and its defining figure is arboreal rather than architectural: the developer publishes more than 10,000 trees planted across 26 per cent of the site, within a masterplan of 10 million square feet that keeps 47 per cent as open space and parks. The intent is a wooded setting rather than the desert-and-lawn template that most Dubai villa communities default to, and the density is set low enough to make that plausible.
The location is inland, in the same corridor as Sobha Sanctuary. The developer lists Dubai Rugby Sevens at five minutes and Dubai Outlet Mall at eight, with Downtown Dubai at twenty and Dubai International at twenty-five. That is a genuinely usable set of times for a villa community at this price level, and better than the Sanctuary figures further along the same road.
This is one of the addresses where the developer's two published prices disagree: its structured data quotes a lower figure than the page a buyer actually sees. This site uses the visible price, which is the one the developer maintains and the one the sales team will quote. The project page records which source the figure came from.
