Sobha City is the developer's only address in Abu Dhabi, and the plan leans hard on landscape rather than density. The developer publishes roughly 60 per cent of the site as open and green space, a wellness loop of about 20 kilometres running through it, and more than 50,000 trees. For an emirate where new supply often arrives as island towers, a low-density waterfront community with that much planted ground is a distinct proposition.

Three releases sit here. River Cove Residences supplies the apartments; The Orchard and The Terraces supply the villas. Between them a buyer can move from a one-bedroom flat to a six-bedroom house without leaving the masterplan, which matters for families expecting to trade up in place rather than move emirate.
