Floor plans
Sobha Elwood is a villa community organised around planting rather than around a clubhouse or a golf course. The amenity list reads unusually for Dubai: an adventure walk, a cricket pitch, a dog park, a community garden, a hammock court, a treehouse, a wadi and a forest play park, alongside the fitness and wellness decks and the clubhouse you would expect. Taken together they describe a place designed to be walked through rather than driven around.
The homes come in four, five and six bedroom layouts, each published across ground and first floor plans, with the six-bedroom type adding a second floor. The developer does not publish plot or built-up areas for these plans, so this page does not quote any — ask us for the dimensioned drawings before you reserve, and treat any square-footage figure you find elsewhere with caution until you have seen it from the developer in writing.
The location is inland, on the same corridor as the developer's Sanctuary masterplan but with materially better times to the city. Dubai Rugby Sevens is listed at five minutes and Dubai Outlet Mall at eight, with Downtown Dubai at twenty, Dubai International at twenty-five and Al Maktoum International at thirty. For a villa community at this size that is a workable commute in both directions, and the second airport matters more than buyers expect once it scales.
The developer's published entry price is AED 9,920,000, with a stated completion of Q2 2026. Note that its structured page data carries a lower figure of AED 8,180,000. The visible price is the maintained one and is what the sales team quotes, so that is what appears here; the project page records which source it came from.

Elwood suits a family buying a house to live in rather than an investor buying a line on a spreadsheet. The planting-led design only pays off if you use it — the walks, the dog park, the cricket pitch and the play areas are the product, and a buyer who will mostly drive in and out of a garage is paying for amenities they will not touch. The six-bedroom type in particular is a genuine family house rather than a trophy purchase.
Two things to check before committing. First, because the developer publishes no areas for these plans, do not sign anything until you have the dimensioned floor plan and the plot size in writing, and confirm which of them the price refers to. Second, drive the commute at peak hours: twenty minutes to Downtown is the developer's figure, and the real number in morning traffic on that corridor is worth knowing before you rely on it.
