Beside the Autodrome
Sobha Orbis is a seven-tower development in Motor City, and its appeal is easier to understand from the map than from the renders. The developer lists First Avenue Mall at two minutes, the Dubai Autodrome and the Dubai Polo and Equestrian Club at five each, and Al Khail Road at ten. Motor City is an established district rather than a new launch corridor: the schools, clinics and supermarkets that a resident needs are already trading, which removes the two-or-three-year gap that new masterplans usually carry between handover and a working neighbourhood.
The unit mix is deliberately compact. Apartments run one bedroom, one-and-a-half bedroom and two bedroom, with the one-bedroom layouts starting at roughly 538.41 sq ft and the two-bedroom plans at about 984.47 sq ft. The one-and-a-half bedroom type is the interesting one — published between 623.98 and 697.18 sq ft, it gives a study or a nursery without the price step to a full second bedroom, and it is a layout that rents well to couples and to single professionals who want a home office rather than a spare room.
Pricing starts at AED 2,010,000 by the developer's own published figure, with a stated completion of December 2027. That places Orbis in the mid-market band for Dubai apartments: materially below the waterfront towers, above the outer suburbs, and in a district with a proven rental record. The amenity list is standard for the segment rather than headline-grabbing — a resort-style pool, a jacuzzi, a barbecue zone, a children's play area, a retail zone and green outlooks.
One thing to be aware of when researching this project elsewhere: the developer's own page summary mentions studios, while its floor plans and structured data both start at one bedroom. This site follows the floor plans, which are the concrete published record. If a studio matters to you, ask us to confirm in writing before you reserve anything.
